Rural animal healthcare premises for sale set to be vetted by property investors

The land and building housing a rural branch of one of New Zealand’s foremost animal healthcare clinics and retail operations have been placed on the market for sale.

The King Country branch of Veterinary Enterprises Group in Otorohanga at the base of the Waikato/top of the Central North Island comprises a 300-square metre building sitting on approximately 807-square metres of freehold land.

Established in 1991, Veterinary Enterprises Group is one of New Zealand’s largest animal healthcare organisations. In addition to the Otorohanga venue up for sale, Veterinary Enterprises Group has 16 other clinic branches nationwide – with multiple presences in Hawke’s Bay, Canterbury, the Waikato, Gisborne, and Otago.

As well as providing veterinary services to the primary sector’s sheep and beef stock herds to promote general animal health and increase wool production and weight, Veterinary Enterprises Group also delivers care and retail products for domestic animals such as cats, dogs, guinea pigs, goats, and rabbits.

Sitting prominently near the centre of town, the Veterinary Enterprises Group land and building at 14–18 Tuhoro Street in Otorohanga is now being marketed for sale by auction on December 5 through Bayleys Hamilton. Salesperson Josh Smith said the rectangular shaped corner property benefitted from extensive vehicle parking – both on a sealed yard to the side of the building, and from public road parking immediately outside on both Tuhoro and Turongo streets

Constructed in the late 1990s with customer convenience and efficiency in mind through the configuration of public and staff spaces, the building at 14–18 Tuhoro Street has a new build standards rating of 70 percent. The flat site just a few hundred metres from Otorohanga’s main street, is zoned commercial under Otorohanga District Council’s plan.

“The front portion of the building features a combination of sleek and inviting retail space, an open plan reception area, waiting room, and multiple consulting rooms. The rear of the premise features a high-stud storage space accessed by two roller doors, while a mezzanine level provides additional storage in conjunction with staff amenities,” said Smith.

Veterinary Enterprises Group Limited is on a current lease through to 2028 at the location, with two further five-year rights of renewal, generating annual rent rental of $76,000 plus GST and outgoings.

Smith said that tenant Veterinary Enterprises had plans to refurbish both the interior and exterior of the Otorohanga clinical rooms and store in the near future at its own costs, in line with the organisation’s national branding and livery standards.

“The building’s low maintenance concrete block design and minimal landscaping ensures a strong visual roadside appeal, and delivers multiple prominent signage branding exposure for Veterinary Enterprises,” he said.

Located in a strong sheep and beef and dairy region, Otorohanga is busy rural services town with a wide catchment area – particularly to the west. The town has an estimated urban population of 3,320 residents, with a greater area population of 9,662 people, and is renowned for its kiwi house which was the first in the world to showcase the birds in captivity.

The town’s residential capacity is expanding, with more than 60 sections within the Westridge ‘greenfield’ subdivision being sold over recent years as affordable entry-level opportunities. Otorohanga District Council is also reviewing the opportunity for making it easier for existing land owners to add secondary dwellings and tiny homes onto their properties.

The council’s 2024-2034 Long Term Plan has also indicated a clear commitment to upgrading infrastructure assets within the district – particularly water, wastewater, flood protection, roading, and footpaths.
