BOP kiwifruit and lifestyle up for tender

An exceptional 18.2ha property featuring stunning sea views along Western Bay of Plenty’s spectacular coast, two homes and an established ‘early-start’ kiwifruit orchard is on the market.

Tenders close at 4pm on March 4 with Bayleys Tauranga for the property on Athenree Road, close to Waihi Village and Katikati, right in the middle of one of Bay of Plenty’s prime growing districts.

Bayleys agent Phil Mangos says the often-admired property has been owned by descendants of one family for the past five generations.

“I’ve driven past this property many times and always admired it myself. The outlook from both homes on the property will be a massive appeal to any prospective buyers,” he says.

“To the north is ocean and if you look further east, you are looking into Tauranga Harbour and Mount Maunganui.”

“Both homes are sited to capture the views, particularly the newer architecturally designed 361sqm which sits on its own prominent headland. The original 240sqm home also offers lovely sea views from its site, tucked further back from the edge of the water,” he says.

A total of 10.7can/ha of the property has been planted in kiwifruit, comprising 6.69can/ha of G3 Gold variety, 0.28can/ha of rootstock and 3.63can/ha of mature Hayward vines. The kiwifruit enterprise is supported by a modern 1800sqm packing shed with cool store, drive-through canopy, office, and staff room, plus an accommodation block, complete with kitchen and ablutions facilities, for temporary picking staff.

“The orchard consistently delivers early start premiums and the crop proceeds from the current crop will be included in the sale,” he says.

There is subdivision potential for two lots. Lot 1 is about 12.7ha and includes the newer home, packing shed facilities along with G3 and Hayward kiwifruit, while Lot 2 is about 6.5ha and includes the original home and 3.42can/ha of G3 kiwifruit – subject to survey and title.

Mangos says the main residence was completed in 2001 and sits well away from the pack house, on an elevated site to capture the panoramic views of Tauranga Harbour, Bowentown Heads and ocean towards Waihi Beach, and over towards the Kaimai Ranges.

“It was designed by Mark Tatton to embrace the sunrises and natural light. It’s got four bedrooms, three living areas and a spacious office, beautiful raked ceilings with native timber features, and expansive glazing to really capture the views,” he says.

Mangos says the home has several entertaining zones, but the huge, partially covered deck area and its expansive sea views are a massive drawcard for anyone visiting the home.

“A garden path links through to the water nearby, allowing easy access for all the recreation opportunities you can imagine from kayaking to swimming or wind surfing.”

The original older home is a great complement to the main home, ready for extra guests or extended family to enjoy with its four bedrooms and spacious kitchen featuring Rimu cabinetry.

“Of course, the option is also there to modernise it or clear the site to create a new dream home from the ground up,” Mangos says.

Surrounding both homes are low maintenance, landscaped gardens which flow down to native plantings, full of birdlife, closer to the water’s edge.
