Caci corporate hub offers secure investment

The modern city-fringe head office premises of a national skincare business are up for sale with an investment appeal that’s more than skin-deep.

The smart office/warehouse property on Sainsbury Road, in Auckland’s St Lukes Business Park, has for over a decade housed a corporate support centre for leading skin and cosmetic treatment provider Caci Clinic.

Since opening its first clinic in Auckland’s Newmarket in 1994, Caci has grown into a business with over 75 locations nationwide offering the likes of skin rejuvenation, laser hair removal, appearance medicine, and related products.

Caci’s Sainsbury Road corporate centre supplies the brand, training, clinical standards, marketing, technology, and billing systems to franchisee-owned clinics across the country.

The premises span two units with a combined floor area of some 896 square metres. These encompass quality offices with administration, training and meeting rooms, along with warehouse/distribution space and basement storage, plus 16 car parks.

The two separate unit leases return a total net rental of $216,618 plus outgoings and GST per annum.

Units 6 and 19, 49 Sainsbury Road, Mt Albert, Auckland, are now being marketed for sale by Layne Harwood of Bayleys Auckland Central.

The units will be sold together by deadline private treaty closing on Thursday 16 April, unless sold prior.

“Constructed in the late-2000s, these are well-designed and versatile commercial units encompassing a high-stud warehouse and two-level office, showroom and amenity areas,” said Harwood.

“The fact that a tenant of this calibre has chosen this site to support its national skincare clinic operation for over 10 years speaks volumes of the location, as well as the quality of the units and popular city-fringe business park environment,” he said.

The air-conditioned office features a high-quality fitout, with a mix of polished concrete floors, carpet and timber laminate. The warehouse offers good distribution space and easy vehicle access. It has stud heights ranging from 3.5 metres to 5.9 metres, with access via a high-stud roller door. These office and warehouse areas are contained within a unit title of some 751 square metres.

The basement, used for storage, is in a separate unit title of approximately 145 square metres. This is accessible from the lower car park.

Caci occupies the units on two separate three-year leases with further rights of renewal extending to 2031 and 2032 respectively. Both lease agreements provide for market rent reviews on renewal.

Harwood said the property’s location within the 18-unit St Lukes Business Park positioned it in a fast-growing and evolving area near the Westfield St Lukes shopping centre, the Morningside commercial precinct, and Mt Albert town centre.
