Hustle for prime position in favoured Hawke’s Bay industrial precinct

Described by agents as one of the best industrial buildings in Hawke’s Bay, a property with enviable scale in the Omahu industrial hub in Hastings has come to the market with a number of compelling options for investors, owner-occupiers, or tenants.

Located on a prime 8,094sqm site in Manchester Street, Woolwich, the A-grade building offers around 4,335sqm of space, a sealed yard and 40 onsite car parks.

The 3,215sqm high-stud manufacturing facility/workshop area has an 8.5 metre stud height at the knee rising to 10.5 metres at the apex, and two 3.2-tonne gantries. The property is leased by Hustler Smart Manufacturing Limited, a Hawke’s Bay-headquartered global firm that manufactures agricultural equipment and machinery, and has branches around the world.

Hustler is on a 10-year lease with four years left to run, and the property currently returns annual net income of $415,000 plus GST, which rises to $464,000 plus GST from February 2026. The lease has built-in rental increases and 100 percent of the outgoings are paid by the tenant.

The land is zoned Industrial, with the property positioned 1-kilometre from the Omahu Road roundabout for streamlined access to the Napier-Hastings Expressway, Napier Port, and Hawkes’ Bay Airport.

Rollo Vavasour and James Ross of Bayleys are taking the property through a for sale or lease by negotiation campaign, and urge buyers and prospective occupiers to come forward to discuss potential scenarios.

“There are several purchasing options to be explored such as a straight investment with four years to run on the existing 10-year lease, an owner-occupier investment with the current tenant vacating by agreement, a part owner-occupier/part investment proposition, or a lease to a new occupier, with Hustler assigning the current lease.”

Vavasour says the Hawke’s Bay economy is showing resilience, and he’s noting an improving investment market for well-located, quality assets.

“The more favourable interest rate environment is definitely helping, and there’s value to be found across the region. Hawke’s Bay has a strong regional economy which buyers recognise and appreciate, and there’s good infrastructure to support a wide spread of industries.

“The apple industry has notably rebounded strongly post-Cyclone Gabrielle which is testament to the highly-productive land in the Bay, the sector’s ability to leverage global markets, and sheer provincial grit.”

The Hawke’s Bay Regional Economic Development Agency recently highlighted the six key industries driving momentum in the regional economy. They are construction, horticulture and winemaking, farming and meat processing, forestry and wood processing, machinery and equipment manufacturing, and food and beverage manufacturing.

Vavasour says that list includes business sectors that could be seeking a presence in the Omahu industrial hub, with the property being flexible enough to morph to a variety of uses.

“While clearly suited to manufacturing purposes for the current tenant, the building could equally work as a logistics/distribution hub as the industrial precinct has good connectivity to key transport routes, Napier Port, and Hawke’s Bay Airport.”

Neighbouring businesses include food processing systems firm McLaren, Hastings Laminate, freight firm Mainstream, and automotive parts company Mudgeway Partsworld.
