Multi-tenanted commercial hub in booming Rolleston

A smart multi-tenanted commercial complex for sale in residential Rolleston offers investors a chance to tap booming demand in New Zealand’s fastest growing district.

The near-new neighbourhood hub known as Falcons Nest spans three buildings across a trio of freehold titles. It sits on a prominent corner site on Falcon Road in an expansive residential area in the southeast of the thriving Canterbury town.

The property’s eight tenancies are fully leased to diverse businesses including a convenience store, various food outlets, a chiropractic clinic, and national mortgage brokers Squirrel Mortgages, along with a barbershop and laundromat.

The leases, with a weighted-average lease term of nearly 4.3 years, generate a combined net rental return of approximately $262,872 plus outgoings and GST per annum.

Most of the lease agreements provide for annual CPI rent reviews and market reviews every three years.

Bayleys salesperson Graeme Donaldson said the complex offered a quality, income-generating investment in a thriving location, around 25 kilometres southwest of central Christchurch.

The freehold land and buildings at 46 Falcon Road, Rolleston, are being marketed for sale by Donaldson and colleague Levi Dwan of Bayleys Canterbury.

The property will be sold by deadline private treaty closing on Thursday 11 December, unless it is sold earlier.

The complex comprises approximately 751 square metres of buildings, underpinned by some 1,752 square metres of land with plenty of on-site parking. The land is zoned Neighbourhood Centre under the Selwyn District Plan.

Constructed in 2023-24, the buildings have a seismic rating of 100 percent of new building standard.

Anchor tenant, Indian eatery Bolina Sweets, trades from its approximately 241-square-metre premises on a current lease that runs to 2030 with two further six-year rights of renewal. This generates a net rental of $84,416 per annum.

Dwan said a vital selling point was the property’s location in booming Selwyn, the country’s fastest-growing district.
