Rare chance on Lake Karapiro shores

A rare chance has emerged to own farmland on the edge of Lake Karapiro, Waikato’s outstanding water sports venue.

Tenders are invited for the 64ha property by 2pm on November 26 with Bayleys Hamilton.

Bayleys agent Peter Kelly says the farm is currently operated as a dairy unit but is surrounded by high-end lifestyle, equine, horticulture and livestock properties with amazing views over Lake Karapiro, up to Mount Maungatautiri and the surrounding countryside.

“It’s a really cool spot overlooking the start of the Lake Karapiro rowing course with plenty of lake frontage to build a dream home to take full advantage of the views and access directly to the lake,” he says.

“The location is amazing. You access the property off Amber Lane, a quiet and private road off Gorton Road which joins directly to State Highway One.”

“It’s a premium address, just 10 minutes in the car from the lovely town of Cambridge with all its cafes, restaurants and private school options,” he says.

A feature of the property is the scope for redevelopment. Kelly says a new owner could continue to milk cows, ‘land bank’ it, or switch land use to an equine or horticulture venture.

“It has been operating as a successful dairy farm for many years so I would not be surprised if a new buyer continued to milk cows while they build a new home near the edge of the lake,” he says.

“But other options would be kiwifruit which performs well in the area. Of course there are numerous horse studs in the vicinity too, so that is another option for this property too.”

Kelly says the vendors have retained a separate title which includes the main home plus about 15ha of the original 79ha milking platform.

Production for the past two seasons averaged 85,000kg MS off the full 79ha milking platform from milking 220-240 cows, all wintered on the property along with 50 calves. Fifty rising one-year heifers were grazed off the property in both years.

The 36 aside herringbone dairy shed has a 260-cow capacity yard which leads out to a tree-lined central race providing access to all paddocks, subdivided with five and six wire electric internal fences.

Stock water is sourced from two springs and pumped to tanks then fed through 40mm main lines and 25mm feeder lines to troughs in every paddock. Yard effluent wash enters a lined pond and is piped through underground lines to feed a travelling irrigator which covers about 30ha of the platform.

A tidy three-bedroom, two-bathroom home is sited in an elevated position overlooking the property and comes with a detached double garage, sunny deck and patio area. Kelly says an extra three-bedroom home is also available on a separate 5000 square metre title.

Possession is available at the end of the current dairy season in late June 2025.
